Buying and selling property

Buying and selling residential property can represent one of the most stressful things any of us will go through in our lives, not least when the property forms part of a larger chain of buyers and sellers. Even with a chain-free property, it can often take several weeks or months to exchange and complete, with a number of crucial steps before this can happen.

Once an offer has been made and accepted, and both parties have instructed solicitors, a number of stages will necessarily follow. These include a check of the title deeds, exchange of detailed information, the signing of a written contract and the payment of a deposit, with the balance of the purchase price to be paid on completion. It is only at this final stage that ownership will be legally transferred and the keys handed over to the new owner.

Within this process, commonly known as the conveyancing process, there can be all kinds of complications that will need to be resolved before the sale can proceed. Still, despite the potential complexities and drawn-out timescales involved in buying or selling property, thousands of homes exchange hands every day, although having an experienced solicitor in place will help to ensure that the process is as streamlined and stress-free as possible.

What we do for our clients

At Farnworth Rose Solicitors we help our clients to buy and sell all types of residential property in the UK, both freehold and leasehold. Even though we cannot advise as to certain aspects of the sale and purchase process, including the value or condition of a property, we can assist with all the legalities involved in the transfer of ownership.

For the buyer, this will include checking the title deeds for any issues that could adversely affect the buyer’s interests, undertaking the necessary conveyancing searches and raising enquiries with the seller’s solicitor. For the seller, this will include preparing a contract pack for the buyer’s solicitor and dealing with any enquiries raised, as well as liaising with any relevant third parties, such as mortgage lenders and leasehold management companies.

Our specialised team of Conveyancers have helped hundreds of clients to buy and sell property, from first-time buyers to the seasoned investor, helping to streamline the process and minimise the stress in moving house or buying and selling investment properties. Our role is essentially to undertake all the necessary legal steps and, where relevant, identify any potential legal issues, before transferring ownership of the property.
